Prices were down slightly from a year ago and homes are taking a bit longer to sell, which can give buyers more room to negotiate. Medians do not include seller concessions or down payment assistance. Prices and tax rates vary a lot by city and county, so adjust the price and tax rate above to match your search. Your roadmap

Lender steps land on weekdays. Contract dates count calendar days from acceptance. Every date moves when you change the start date.

    Your contract deadlines

Your fill-in sheet for the day you go under contract. These are targets counted from final acceptance. Your purchase agreement has the final say.

    The three that kill deals

A missed inspection resolution deadline, a low appraisal nobody planned for, and a buyer who financed furniture before closing. Let's talk about all three on day one.

    Good to know

    • These are estimates, not offers. The starting rates are national averages for the week of October 22, 2026: 7.32% for a 30-year conventional loan (Freddie Mac) and 7.22% for a 30-year FHA loan (Mortgage Reports). Your real rate depends on your credit, down payment, loan type, and lender, and it can come in lower.
    • Savings are not counted here. This does not include lender credits, discount points, rate buydowns, seller concessions, or down payment assistance programs, such as Minnesota Housing programs, that can lower your rate, your payment, or your cash to close. Ask each lender what you qualify for.
    • Rates move. They change often, and many buyers look at refinancing later if rates improve. No one can promise where they will go.
    • Placeholders. Property tax, insurance, mortgage insurance, and closing costs (set at 3% of price) are typical figures. Real amounts depend on the home, the lender, and your coverage.
    • Your purchase agreement controls. Contract dates here count calendar days from final acceptance unless your agreement says otherwise. Nothing changes without a signed amendment, not a text message. Lenders, sellers, inspectors, and appraisers set the real dates, so treat these as a plan to stay ahead of, not a guarantee.
    • The Closing Disclosure rule is federal. Your lender must deliver it 3 business days before closing, and if it is late, the closing date moves. Always confirm wire instructions by phone using a number you already had, never one from an email.
    • Talk to a licensed lender for a loan estimate and advice on your own situation. This page is not a loan offer, a commitment to lend, or financial or legal advice.
