Your Complete Buyer's Guide

Everything you need to know about buying a home β€” from first search to closing day.

Buying a Home Should Be Exciting, Not Stressful

As your buyer's agent, I represent you β€” not the seller. My job is to find you the right home at the best possible price, negotiate on your behalf, and guide you through every step of the process.

And the best part? My services as a buyer's agent come at no cost to you. The seller pays the commission.

The Home Buying Process

1

Get Pre-Approved for a Mortgage

Before you start touring homes, connect with a lender to get pre-approved. This tells you exactly how much you can afford and makes your offers more competitive. I have trusted lender partners I can refer you to.

2

Define Your Wish List & Must-Haves

We'll sit down (or hop on a call) to talk through your needs, wants, and deal-breakers β€” bedrooms, location, school districts, commute, lifestyle. This helps me narrow the search and find homes that truly fit.

3

Tour Homes

I'll set up custom MLS alerts so you see new listings the moment they hit the market. We'll schedule tours, and I'll point out things β€” good and bad β€” that you might miss as a buyer.

4

Make an Offer

Found the one? I'll run a detailed market analysis to determine a competitive offer price, then craft a strong offer with terms designed to protect you and beat the competition.

5

Negotiate & Go Under Contract

I'll negotiate on your behalf to get the best price and terms. Once we reach an agreement, we'll be "under contract" β€” and the due diligence period begins.

6

Home Inspection & Due Diligence

We'll hire a licensed inspector to thoroughly evaluate the property. If issues arise, I'll help you negotiate repairs, credits, or a price reduction β€” protecting your investment.

7

Final Walkthrough & Closing

Just before closing, we'll do a final walkthrough to confirm everything is in order. Then we head to the closing table β€” sign the papers, get the keys, and celebrate your new home!

Buyer FAQs

It depends on the loan type. Conventional loans typically require 5–20%, FHA loans as little as 3.5%, and VA/USDA loans can be 0% down for eligible buyers. I'll connect you with a lender who can walk you through your best options.
In most transactions, the seller pays the buyer's agent commission, so my services come at no direct cost to you. We'll discuss this clearly upfront before we begin working together.
From the start of your search to closing, the timeline varies β€” but typically 30–90 days once you're under contract. The search itself can take anywhere from days to months depending on inventory and your criteria.
Closing costs are fees paid at the end of the transaction β€” typically 2–5% of the purchase price. They include lender fees, title insurance, appraisal, and prepaid items like property taxes. I'll walk you through an estimate early in the process so there are no surprises.
It depends on your financial situation and the market. In some cases we can negotiate a contingent offer; in others, selling first gives you stronger buying power. Let's discuss your specific situation β€” there's no one-size-fits-all answer.
